As one of the Nations longest-serving Mortgage Companies, it is my goal to not just provide excellent rates and pricing for you, but to also use my 40+ years of experience in real estate and mortgages to guide you through the entire process of buying or refinancing in University Hills.  I welcome the opportunity to share this knowledge and expertise with you.

Resale Restrictions

This is the main reason for the difficulty in finding mortgage lenders for University Hills homes.  

Even though major Agencies like Fannie Mae will buy these loans, MOST lenders will not take the time or risk.  We work only with investors who have already approved these deed restrictions.

UC home loans (MOP)

The UC system offers an excellent loan option for Uni Hills buyers, BUT it is an adjustable rate fixed for 5 years.

The current rate of these products is available on their website (see 'links') but you should always check to see if a fixed rate may be available at similar pricing.

University Hills Condos

University Hills do have condominiums within the community on Schubert and Whitman Courts.

Condos can add an additional element to the loan approval process but Sterling Financial's investors have already approved financing in these areas.

Purchase

Once you are notified a property has become available, you will need to be pre-qualified for the purchase loan and this can generally be completed with 24 hours.

While discussing the pre-qualification, we can also go over market rates, lock strategy, close of escrow, etc.

Refinancing

There are three main reasons for a homeowner to refinance: to lower rate/payment, to obtain cash out for various purposes, and/or to convert an adjustable rate loan into a fixed rate.

Often it is a combination of these factors. An individual analysis of the circumstances is vital when considering the options and this is one of my specialties. 

Maximum Resale Price

This is a calculation provided by University Housing Authority which determines the value of the property in question.

This calculation becomes the basis for the eventual sales price for a purchase, and on a refinance, is the figure the appraisers use when finalizing their report.

The value is derived from the original purchase price plus a 'growth' index produced by Marshall & Swift.
